  • The housing stock can be underutilized if a household maintains a large housing capacity. This study sheds light on elderly households’ underutilization of housing by focusing on how a bequest motive plays a role. Japanese household data show that underutilized rooms are more pronounced for non-moving elderly households that recently renovated their houses. We find that the motive to bequeath housing causes housing underutilization through less mobility and more renovations, even for working-age households. The underutilization of housing by elderly households implies the inefficient allocation of productive resources in an aging society, exacerbating a housing affordability issue. (xsd:string)
